American Capital Agency is a mortgage real estate investment trust that uses leverage to invest in mortgage-backed securities. By borrowing short-term money and investing it in longer-term mortgage securities, the REIT aims to capture the difference in profits. That's been a highly successful business model, whether you focus on agency-issued mortgage securities as Annaly Capital  (NYSE: NLY )  does or on other non-agency issues that Chimera Investment  (NYSE: CIM )  owns.

Even among mortgage REITs, American Capital Agency tops the list with the highest yield, beating out Annaly and Chimera as well as peers Invesco Mortgage Capital  (NYSE: IVR )  and MFA Financial  (NYSE: MFA ) . Yet it also uses the most leverage to earn those outsized yields. As long as rates stay low, that maximizes profits -- but it also leaves the company exposed if it doesn't reduce its leverage before rates start to rise.

American Capital Agency has the growth and dividend combination that makes it look almost perfect. But mortgage REITs are cyclical, and the perfect conditions that have produced such stellar profits could go away at anytime. As long as you understand that risk, though, American Capital Agency might be the perfect stock for you.

Let's admit it. What's working today? MREITs. The agency MREIT business model shines in today's economic backdrop. Until it's not working, let's play this business model out. We have the Federal Reserve as our personal guardian, as the Fed wants low interest rates and economic recovery.

American Capital Agency Corp. Pre-Announces First Quarter 2012 Dividend of $1.25 per Share

BETHESDA, Md., Feb. 6, 2012 /PRNewswire/ -- American Capital Agency Corp. (Nasdaq: AGNC - News)  ("AGNC" or the "Company") announced today that its Board of Directors  has declared a cash dividend of $1.25 per share for the first quarter  2012.  The dividend is payable on April 27, 2012 to common shareholders  of record as of March 7, 2012, with an ex-dividend date of March 5,  2012.

"This is the first time in two and half years that we have adjusted  our dividend," commented Gary Kain, AGNC President and Chief Investment  Officer.  "Our practice of not distributing all of our taxable income  annually has reduced the need to make quarterly adjustments to our  dividend. We set the new dividend level based on our evaluation of  current market conditions. We ended 2011 with $0.80 per share of  estimated undistributed taxable income, which we believe enhances the  stability of the dividend at the current level, over the near term.  At  its current level, the $1.25 per share dividend represents a dividend  yield of approximately 17%."

American Capital Agency Corp. (AGNC) shares have been a great investment this year. Investors have benefited from a very strong dividend yield plus capital gains, since the stock has been in an uptrend.

This company is set up as a real estate investment trust, and this requires it to payout most of its earnings in the form of a dividend to shareholders. American Capital borrows money and uses this leverage to amplify the returns it earns by investing in mortgage-backed securities. Since this stock pays a yield of over 14%, it is very appealing in a low interest rate world.

Investor demand should remain strong for this stock and it is likely to keep offering returns that outperform most other investments. Analysts at Zacks Investment Research recently added this stock to their #1 strong buy list. The dividend appears safe and sustainable and that makes the stock look cheap as it yields over 14%.
